This year is set to see a bumper crop of new arrivals debut on the scene, so we have taken it upon ourselves to round up the most interesting. Read below to discover the new UK hotels 2022 that are set to shake up the market.

After another year of instability and ever-changing restrictions for the hotel industry, and the wider hospitality sector as a whole, it might be easy to assume that the UK will be a little quiet on the hotel openings front in 2022. In fact, it seems the opposite is true, as a whole host of new hotels are set to open their doors across the next 12 months – a mixture of existing properties that are being refurbished or taken over by new management, delayed openings that were originally slated to make their debut pre-pandemic, and brand new concepts determined to make their mark.

Unsurprisingly, it seems that London will be the biggest hive of activity, with eight new hotels already planned to open in the capital in 2022.

However, the list below also features properties outside of the capital, in locations such as Leicester, Manchester, Liverpool, Scotland and Northern Ireland.

New London hotels 2022

Raffles at The OWO

Location: Mayfair, London
Bedrooms: 125
Opening date: Late 2022

The first London hotel for the long-standing Raffles brand will be located within The Old War Office, which was once the site of the original Palace of Whitehall, home to Henry VIII and other monarchs. The hotel is also destined to become something of a foodie destination, housing 11 restaurants and bars in total. Three of the concepts – a fine-dining restaurant, an avant-garde chef’s table experience and a more casual brasserie – will be overseen by chef Mauro Colagreco (above), who is best known for his three Michelin-star Mirazur restaurant in Menton, France. The restaurants will be committed to seasonality and sustainability, with dishes featuring produce from local suppliers.

Found on Drury Lane, this will be the first UK destination for the Berlin-based AMANO group. The AMANO brand describes itself as “offering sophisticated urban living in a central location at a fair price”, as well as claiming to be renowned for its “distinctive design and immersive drinks and dining experiences.” The Covent Garden hotel will be set inside a former 1980s office and will feature a basement bar, a restaurant, a sky bar and a rooftop terrace with impressive city views and DJs performing live sets on weekends. The design brief is all about moody tones and unique features, while guests can choose from three room categories which suit a range of budgets: cosy, comfy and roomy.

Twenty Two

Location: Mayfair, London

Opening date: Spring 2022

Boasting a plum location on Mayfair’s Grosvenor Square, Twenty Two will comprise a hotel, all-day restaurant and private members’ club. It is the brainchild of tech investor and entrepreneur Navid Mirtorabi (the former owner of Blake’s in South Kensington) and is housed within a Grade-II listed Edwardian manor, so expect suitably grand interiors including double-height ceilings, textured fabrics and bespoke wallpaper. Executive chef Alan Christie (formerly Abrutus and Clos Maggiore) will head up the kitchen, overseeing a menu of British dishes with southern European influences. There will be plenty of imbibing opportunities too, with Twenty Two set to house four separate bars.

Bromley Town Hall

Location: Bromley, London

The planning process for the conversion of the Grade-II listed Bromley Town Hall first began in 2015 and it is now finally set to be completed. The site will soon house a 24-bedroom boutique hotel, as well as a restaurant, bar, members’ lounge, outdoor courtyard and 73,000 sq ft of serviced office space. The hotel will be set within a two-storey roof extension clad in metal shingle, while the offices will be located inside the town hall’s existing loft. Design wise, expect striking interiors which take their inspiration from some of Bromley’s most famous former residents, including the likes of David Bowie and Charles Darwin.

Broadwick Soho

There are some seriously impressive names behind this 57-bedroom site in Soho, which is a collaboration between long-time friends Noel Hayden, owner of Broadwick Soho and Jo Ringestad, managing director of Broadwick Street Holdings. It will be the first London hotel designed by Martin Brudnizki, the man responsible for the looks of some of the capital’s most famous dining haunts – The Cinnamon Club, Lyle’s and Wild by Tart to name just a few. At Broadwick Soho, guests will be able to satisfy their cravings at on-site food and beverage concepts operated in partnership with Jamie Poulton and chef Ed Baines, the founders of seafood joint Randall & Aubin on nearby Brewer Street.

Club Flats at The Other House

Location: South Kensington, London

State-of-the-art tech is the name of the game at this new hospitality concept from The Other House. The Club Flats here will feature kitchens, living and sleeping areas, while guests will also be able to enjoy the use of a private members club for residents, as well as an all-day dining bistro, two bars, a spa and a fitness studio. The USP here though will be a highly sophisticated app that will allow guests to manage room controls, make reservations at the in-house restaurant and access laundry services, all at the touch of a button. Look out for more iterations of The Other House rolling out across the capital over the next few years.

1Hotel Mayfair

Location: Mayfair, London

Opening date: 2022

Promising to marry luxury with sustainability, this mammoth nine-floor site overlooking Green Park will be the first UK outpost of the 1Hotel brand (existing locations include New York, Toronto and China). Expect almost 200 stylishly appointed bedrooms and suites, alongside a farm-to-table restaurant complete with garden seating and a bespoke fitness and wellness center – guests can also mingle at a communal lobby bar. The project is part of a wider redevelopment programme in the area, which stretches across Dover Street, Piccadilly, and down to 1 Berkeley Street and is rumoured to include a fine-dining restaurant from UAE/Russian hospitality group Bulldozer.

One Hundred Shoreditch

Location: Shoreditch, London

Opening date: February 2022

From the Lore Group (also behind Sea Containers London), One Hundred Shoreditch will replace what was once Ace Hotel and is set to feature 258 bedrooms and suites, as well as three bars, a restaurant, a coffee shop and a take-away hatch. The Wine Bar will serve both big names and bottles from smaller producers, alongside a menu of sharing plates, while The Rooftop will offer panoramic views of East London, alongside a menu of Champagnes, sparkling wines, cocktails and spritzes. The hotel’s basement bar, christened Seed Library, will be headed up by drinks industry legend Ryan Chetiyawardana, the man behind Lyaness, White Lyan and Dandelyan. Food wise, expect Neapolitan pizzas in the hotel lobby and a casual, all-day concept called Goddard & Gibbs which serves a menu specialising in British seafood.

Boundary London

Location: Shoreditch, London

The much-loved Boundary hotel, best known for its popular rooftop bar, has been acquired by James McCulloch (founder of Harcourt Inns). Boundary boasts 17 rooms, a basement events space and a street-facing F&B concept called Albion Cafe. In 2022 however, the hotel is set to enter a new phase, undergoing an extensive refurbishment of the ground floor, which will become a destination all-day bar and restaurant. McCulloch has previously transformed a series of London boozers – including The Harcourt in Marylebone, The Three Cranes in the City and The Coach in Clerkenwell – into smart gastro pubs with rooms, so we’re excited to see what he’s got in store for Boundary.

Inhabit Queen’s Gardens

Location: Bayswater, London

Opening date: Early 2022

The second London site for fledgling brand Inhabit Hotels will launch in Bayswater in early 2022. Inhabit Queen’s Gardens will comprise 159 bedrooms, as well as a 70-cover meat-free restaurant and bar, lounge area, library and subterranean wellness area including treatment rooms, a fitness suite and a yoga studio. The hotels look is a collaborative effort overseen by Holland Harvey Architects, Caitlin Henderson Design and art curators Culture A, and will be inspired by a blend of contemporary Scandi interiors and ‘Eastern philosophy awareness’. Inhabit is keen to flex its ESG credentials too, pledging to work with 100 social enterprises and small, socially-conscious businesses.

New UK hotels 2022

Virgin Hotel Edinburgh

Location: Edinburgh, Scotland

Opening date: Spring 2022

The first UK opening for Virgin Hotels (currently sites only exist in the US), finds its home in Scotland’s capital city. The hotel will be located in the landmark India Buildings in Edinburgh’s Old Town, close to The Royal Mile and will feature 225 Chambers and Grand Chamber Suites, as well as multiple dining and drinking outlets, including its trademark Commons Club, which is a staple of each Virgin Hotels site and which the brand bills as its “iconic cultural hub”. The team will redesign the original building, working to preserve its notable elements while adding a sense of style and sophistication. The property promises a striking mix of old and new to fully capture the uniqueness of the popular city of Edinburgh.

Virgin Hotels Glasgow

Location: Glasgow, Scotland

Opening date: Spring 2022

The second UK site for Virgin Hotels is set to launch just a few weeks after the brand’s Edinburgh debut and will also be found in Scotland, this time taking up residence in Glasgow. The 242-bedroom property will feature a mix of Chambers and Grand Chamber Suites, as well as meeting and event space and multiple dining and drinking outlets. F&B options at the hotel will include Virgin Hotel’s signature culinary experience, Commons Club, which it bills as “a restaurant, bar and modern social club where guests can both work and play during their time at the hotel.” Guests can also take a breather at the hotel’s Funny Library Coffee Shop, which features an assortment of funny books and games designed to keep guests entertained during their stay.

Bike & Boot Peak District

Location: Peak District

Opening date: Summer 2022

Housed on the former site of The Rising Sun hotel, this will be the second Bike & Boot location following the brand’s 65-bed debut in Scarborough. The site, located within Hope Valley (Peak District’s National Park) stretches across three floors and will be geared towards walking tourists, dog owners and those looking for a taste of the country. Speaking about the opening, Simon Kershaw of Bike & Boot Hotels said: “We are delighted to be bringing Bike & Boot to the Peak District following on from the success of the Scarborough hotel which opened in 2019. Bike & Boot is a new leisure hotel fit for the 21st century, offering great value and facilities for leisure breaks.”

The Retreat Elcot Park

Location: Newbury, Berkshire

Opening date: Spring 2022

Housed in a Grade-II listed 18th-century building, The Retreat is the second hotel from The Signet Collection, who also operate The Mitre Hampton Court. The property is set with 16 acres of land and will boast a walled working garden, tennis courts, an outdoor infinity pool (complete with designer cabanas and pool bar), croquet lawns and a dedicated children’s zone. Heading up culinary operations is Ronnie Kimbugwe, whose background includes time with the Gordon Ramsay group at Claridge’s Hotel and a decade with the Bel and Dragon Country Inns. Expect two on-site restaurants, one an all-day dining brasserie and the other a pan-Asian concept. A whisky tasting room will also be available, while sins can be sweated out at the gym or in the spa’s steam and sauna rooms.

Hotel La Tour

Location: Milton Keynes, Buckinghamshire

Opening date: April 2022

Following a £39 million investment, Hotel La Tour is set to open its doors this spring and will feature the highest restaurant in Milton Keynes, which is accessed via a glass lift. The 14th-floor restaurant and sky bar will serve a menu of contemporary, seasonal British dishes, while an adjacent bar will serve cocktails, Champagne, fine wines and locally sourced brews. You can find more views in the hotel bedrooms, which all boast floor-to-ceiling windows, while the first floor is a dedicated conference and events space, featuring nine hi-tech meeting spaces that all offer natural light. The hotel will be licensed for weddings, too.

Slieve Donard

Location: County Down, Northern Ireland

Opening date: October 2022/Spring 2023

Having been acquired by Adventurous Journeys (AJ) Capital Partners, Slieve Donard is set to undergo a major refurbishment. The reimagined hotel will take its design inspiration from the area’s rich history and will house four F&B destinations, as well as a ballroom for private events. Slieve Donard typically attracts golf tourists thanks to its proximity to the world-renowned Royal County Down Golf Club, but the new look space will welcome those less keen on activities too, thanks to the introduction of a two-floor spa boasting a swimming pool, vitality pool, fitness studio, steam room, relaxation room, and 14 treatment rooms.

Marine Troon

Location: Troon, Scotland
Bedrooms: 89
Opening date: 2022

Located on the coast of the picturesque seaside town of Troon in Scotland, Marine Troon (previously The Marine Hotel) is set to feature two distinct food and beverage concepts, as well as a new leisure centre that comes complete with an indoor pool, squash court, sauna and steam facilities. The look of the place will be inspired by Scotland’s rich golfing history and there will also be a few nods to its coastal positioning – think soft hues and rich, natural textures. Marine Troon will also boast unobstructed views of the 1st and 18th fairways of Royal Troon’s Old Course, which has played host to nine Open Championships.

The Albion

Location: Aberteifi, Wales

Opening date: 2022

Housed in two historic warehouse buildings nestled in the hills of Ceredigion, not far from the Irish Sea, the town of Cardigan is set to welcome The Albion – the latest project from accommodation company fforest. The Albion comprises 23 bedrooms and overlooks the River Teifi. The hotel respects its past and will retain as much of the original buildings as possible, while each bedroom will evoke feelings of being on a ship, featuring custom-made furniture from reclaimed materials, as well as Welsh wool blankets and bespoke textile decor. Also look out for preserved maritime-themed graffiti. The Albion will also house a coffee and co-working space downstairs, as well as an izakaya-style cocktail bar.

Fairmont Windsor Park

Location: Windsor

Opening date: 1 January 2022

Found beside the 4,800 acres of Windsor’s Great Park, Fairmont Windsor Park is billed as an elegant countryside retreat, boasting more than 200 stylish rooms and suites. The hotel prides itself on its wellbeing offering, including a sprawling spa complete with 18 treatment rooms, a six-person hammam, a cryotherapy chamber, a 20m indoor pool, a Himalayan salt room, a courtyard hydrotherapy vitality pool and a Japanese Ashiyu foot ritual bath. There are plans for a handful of F&B outlets, as well as numerous activities within the grounds, while the area’s proximity to Heathrow Airport and Central London will surely tempt city dwellers looking for a taste of the country life.

Nyx Hotel Liverpool

Location: Liverpool

Opening date: 2022

The historic Gostins Building on Hanover Street in Liverpool is set to be transformed into a 207-bed hotel. The site has been acquired by The Fattal Group, who plan to reopen the building as part of its Nyx Hotel brand, which already operates a handful of sites in the UK, as well as international outposts in Milan, Tel Aviv and Bilbao. The £20 million project has made headlines after it was revealed that the hotel planned to use design input from social media influencers. Renovation plans include the addition of a two-storey rooftop extension, which would bring the hotel to a total of 10 storeys.

Hotel Brooklyn

Location: Leicester
Bedrooms: 194
Opening date: May/June 2022

Hot on the heels of Hotel Brooklyn Manchester (which opened its doors in 2020), comes this second site for the brand in Leicester. Like its sibling, the 194-bedroom hotel will be inspired by the famous New York borough, following an industrial aesthetic including an atrium and exposed brickwork. Hotel Brooklyn Leicester will also make sure to be accessible to all, including guests who may have physical disabilities and require special care. As for F&B outlets, The Lair will act as the social hub of the hotel, complete with an open plan bar, restaurant and a vibrant living space.
